What those figures do not prove

They do not establish the occupancy, nightly rate, revenue, yield or resale value of a particular villa. Hotel occupancy is not private-villa occupancy, a high-season month is not an annual average, and regional economic growth is not a project return. Any forecast should state the property set, source, date, season, fees, taxes, management costs and assumptions used.

Bali is not one villa market

Canggu, Pererenan, Uluwatu, Ubud, Sanur and Seminyak serve different guests and operating models. The right location depends on access, permitted use, site conditions, lease terms, guest profile, competition, management plan and hold period. A fashionable address cannot compensate for weak access, an unclear legal position or a product that does not fit its intended guest.

Build the full project budget

  • Land or lease acquisition and renewal assumptions
  • Independent legal and planning due diligence
  • Survey, design and agreed drawing packages

  • Construction and contractor preliminaries
  • Furniture, equipment, styling and landscape
  • Utilities, access and site-specific works
  • Pre-opening, marketing and management setup
  • Contingency and operating cash reserve

Test performance with scenarios, not one promise

Model at least a conservative, base and stronger case. Change occupancy, average daily rate, management fee, platform commission, maintenance, utilities, staff, taxes, replacement reserve and downtime. Keep gross revenue separate from net cash flow, and show the break-even occupancy before accepting a headline yield.

  • Guaranteed occupancy or return without enforceable terms
  • One peak month presented as a full-year average
  • No dated source or comparable-property set
  • Hotel occupancy quoted as if it were villa occupancy
  • Gross revenue described as net yield
  • No allowance for management, repairs, replacement or vacancy
  • Design, construction, furniture and permit costs mixed into one unexplained figure
  • Legal structure or permitted use treated as a design assumption
